Roof Repair vs Replacement โ€” The Cobb County Decision Matrix

There is not a single correct answer. There is what your specific roof needs, your specific budget, and the specific signal you are getting from the deck and surface. The four-question rubric below is how our estimators decide โ€” and how you can decide, too.

Question 1: How old is the roof?

Asphalt architectural shingles in Cobb County last 22โ€“28 years under typical conditions. Below 18 years, repair almost always wins. Above 24 years with visible surface wear, replacement usually does. In between, it depends on the next three questions.

A roof that is 18 years old with two missing shingles is a repair. A roof that is 18 years old with hail-spalled surface is a replacement.

Question 2: How much area is affected?

If the damage is one slope and isolated, repair is on the table. If the damage touches multiple slopes or more than ~30% of the surface, replacement becomes the better economic answer โ€” and the better answer for your insurance carrier review.

  • Less than 15% surface โ€” repair costs less than your deductible, file the repair directly
  • 15โ€“30% surface โ€” repair still possible, document carefully
  • More than 30% surface โ€” replacement is the right answer

Question 3: Is there evidence of structural or decking issues?

Sagging between rafters, soft spots underfoot, daylight visible in the attic, chronic leaks that have rotted the decking โ€” these push the answer toward replacement. A repair on a roof with compromised decking is a bandaid that fails.

Question 4: How long will you stay?

If you are listing the home in the next 18 months, replacement has resale value. If you are staying 10+ years, replacement locks in your warranty for the full term. Repair is most often the right answer for the 3-7 year horizon.

Putting it together

Most Cobb County homes we look at fall into one of these patterns:

  • Recent storm, otherwise young roof, isolated slope. Repair + insurance documentation.
  • Aging roof, multiple slopes affected, evidence of wear. Replacement.
  • Old roof, isolated repair, planning to sell. Repair if it passes code; replacement if it does not.
  • Old roof, isolated repair, planning to stay. Replacement, almost always โ€” even if a repair would buy you two years, the math usually favors doing it once.

FAQ

If I repair now, can I still replace later?

Yes. A repair does not lock you in. We document repair work and credit it on a future replacement if you stay with us within 5 years.

Can my insurance carrier force a replacement?

If the carrier scope covers more than your deductible and the damage is widespread, they will usually prefer replacement. We help you argue either side with photo evidence.

What about layovers โ€” installing over the old roof?

We do not do layovers on residential. They void manufacturer warranties and do not let us see what we are building on. There is no scenario where we recommend them.
