10 Things Every Roofing Quote Should Show

If your bid is missing three or more of these, the price is not the only thing that is off.

Two bids that differ by $4,000 on the same roof almost always differ because one of them is hiding something. Either the cheaper bid is missing scope (which costs you more later), or the more expensive bid is padding allowances to cover their overhead. This checklist is the line-by-line filter we use to tell which is which.

Squares, not approximate

The bid should state the roof measured area in squares with the slope-by-slope breakdown.

Tear-off stated explicitly

Install new shingles is not enough. The bid should say full tear-off to decking.

Underlayment type

Synthetic underlayment is the standard. Felt is a flag.

Ice and water shield scope

At a minimum: eaves, valleys, all penetrations. As a line, not lumped into flashings.

Flashing detail

Chimney flashing, sidewall step flashing, kick-out flashing at roof-to-wall transitions.

Ventilation plan

Ridge vent + soffit intake, or box vents; how many; manufacturer assumption.

Decking replacement allowance

Most bidders give a per-sheet price. A flat number with no per-sheet is either generous or padded.

Permit cost as a line

The City of Kennesaw / Marietta / Acworth pulls in about $250–$450 for a residential reroof.

Warranty terms in writing

Manufacturer warranty registered in your name, length in years, transferable.

Payment terms

Deposit not above 30%. Draw schedule if any. Final payment trigger listed.

FAQ

What if my existing roofer will not itemize?

That itself is information. A licensed contractor with a solid bid should be able to write a line-by-line scope. Refusal to do so is one of the strongest look elsewhere signals in the industry.

What if the cheapest bid checks all 10 boxes?

That is the bid. Sign it. We do not manufacture work — if you are already holding a fair, scoped bid, the right answer is to use it.

Should I always go with the middle bid?

No. The middle bid is sometimes middle because it is hiding scope, sometimes middle because it is correctly priced. The line items tell you which.
